The Kastellakia Bay Villas are located in the middle of the world-renowned Cyclades archipelago of Greek islands, on the unspoilt, less traveled island of Kea.
Kea, also known by its Venetian name Tzia, is the northernmost and fourth in size Cycladic island. A sheer 16 nautical miles from the mainland port of Lavrio in east Attica, or, a pleasant 75 minute boat ride, Kea is so close and simultaneously so far away from Athens and its New International Airport "Eleftherios Venizelos".
Unlike others, Kea remains a quaint, very low profile, rugged island, with few tourists, numerous pristine beaches, beautiful blue-green waters, ancient cobblestone marked foot-paths, bird-watching nature reserves, few hotels and mostly, privately owned houses. Seasonally or permanently, to relax and enjoy, Kea boasts known names of the Greek and international jet-set in business, law, art and science, as it appeals to the discerning visitor who seeks tranquility, authenticity and a genuinely Aegean environment without the exaggeration, crowding and intrusions one encounters on more "developed" islands.
The Kastellakia Bay Villas are located in the quiet south of the island, or, a leisurely 20-minute drive from KeaÕs port Korissia. The Villas of the complex - Phil & Maria - are situated on a 1.4-acre beachfront plot, sharing the same breathtaking view of the Aegean Sea and sunset over distant Cape Sounio. The Villas are completely isolated, offering much wanted privacy, the closest village, Poisses, being 1.5 km away. The picturesque village of Koundouros with its luxury villas and famous sand beaches is no more than a 10-minute drive.
The Kastellakia Villas boast a uniquely beautiful location and a single feature, which makes them first, choice for many guests with families: an 80 meter-long secluded beach with crystal-clear transparent aqua-blue waters, right at the edge of the property. To make it even better, except for Villa guests, few have access to it!

The island has many nice beaches that are accessible by car, though the most impressive are on the east side and are accessible either from the sea or on foot (short walks from road). Hora, the capital, is the typical Cycladic settlement with white little houses and narrow little streets, perched atop a mountain with an amazing view and many little taverns, sweetshops, bars, coffeeshops. For history buffs, Kea is a paradise! 64% of the island is designated as an archeological site!
Four great ancient Greek cities flourished on the island:
Ioulis, Karthaia, Peeaisa and Korrisia. Interesting, newly renovated archeological museum. A walk to Ancient Karthaia and swim at the gorgeous Poles inlet under it, a must! For nature buffs:
7 marked paths criss cross the island, with difficulty levels from 1 to 5. More than 20,000 hectares designated as a nature preserve protected under the EU funded NATURA 2000 protection program. One sees many rare birds on the island that live permanentely or stop on migratory routes (bring your binoculars). The southern tip of the island boasts some of the few colonies left of Mediterranean monk seals (protected area, no visitors).
For the cosmopolitan, the yacht marina at Vourkari is a good hangout place to rub elbows with the upper society echelons. Open air movie theater at the old enamel factory in the port. Maybe not the latest releases or equipment, but FUN to go.

Additional rate information:
Terms of Lease
1. Rental prices are flat rates regardless occupancy (number of people) for year 2002
2. Rental day ends at 10:30 am
3. Minimum rental period is one week (7 nights).
Exceptions for the application of DAILY rates will be made only if at least one whole week is paid or Acts of God are involved in the extension of stay.
4. The rental price includes change of linen & towels twice a week and daily maid service. Extra services like shopping and chef services are available upon request, at an extra charge, to be agreed in advance.
5. Price includes welcome basket full of local items, a map of the area and suggestions of things to do in the area as well as some basic food supplies.
6. The renter is liable for any damage or for the removal /destruction of items on and around the property and will be henceforth charged for them upon departure
7. Kastellakia Bay Villas are in no case liable for any personal injury and any consequential damage from such events, incurred during the stay on the properties and/or the island. Guests agreeing to stay on the property, also implicitly agree to this term by sending intheir deposit.
8. Pets are allowed only after prior consent and approval of the owners. The owners reserve the right to cancel the rental agreement if a pet is found on the premises without prior approval
9. The Owners of Kastellakia Bay Properties reserve the right to end the leasing agreement and choose to reimburse or not, in case where property management receives complaints for impeachment of Greek law
Terms of Payment<BR>
1. A deposit of 25% of the total rental value is required upon booking. Guests will receive confirmation of receipt. Guests should arrange that the required amount is received net, free of bank charges.<BR>
2. 6 weeks prior to arrival, the remaining balance of the rental fee is due. If this amount is not received at this time, reservation is withheld on a waiting list, allowing other renters to occupy the specific time slot
3. Cancellation policy:
If cancellation is made during week 5 prior to arrival (by Friday 5 pm), 50% of the fee is withheld, 75% at end of week 4 and after week 3, 100% of fees are forfeited and reservation is permanantely cancelled
4. A 10% deposit surcharge for damage guarantee may also be required when balance is due at week
5. Guests will be notified if such a deposit is required along with their booking deposit confirmation. The gurantee will be returned within 15 working days after departure and upon inspection of the properties. Otherwise, the balance covering any repairs-replacements, along with any receipts and other charges, will be only be returned.
6. Kastellakia Bay Villas will not, in any case, recognise circumstantial evidence for late cancellation of reservations. Guests are expected to notify in due time for cancellation. The only exception are Acts of God related to arrival and departure, or property availability.
